THE CHALLENGE

Baja Fresh had relocated its corporate headquarters multiple times over the years as its space needs evolved. Although the company had recently completed a 9,000 square foot lease elsewhere, long-term growth, visibility, and stability remained unresolved.

At the same time, a newly planned Class A office building along the Ventura (101) Freeway offered a rare opportunity for prominent freeway-facing signage, an amenity unavailable in competing properties.

THE SOLUTION

After representing Baja Fresh’s corporate real estate needs for more than a decade, Westcord identified an opportunity to consolidate the headquarters into a long-term solution with enhanced visibility and expansion flexibility.

We negotiated a 10-year lease for the full 24,000 square feet, securing freeway-visible signage and future growth capacity. Westcord also assisted in placing short-term sublease tenants until Baja Fresh was ready to fully occupy the building and subleased Baja Fresh’s prior 9,000 square foot office to ensure a smooth transition.

THE IMPACT

The transaction provided Baja Fresh with a stable, long-term headquarters, improved brand visibility, and room to grow, eliminating the need for repeated relocations.
